Derelict ruin to dream property case study

Sacha wanted to create his dream family home -with garden and pool - somewhere in the Benissa/Xaló region.

Searching online,, he found a derelict property with bags of potential:

  • Plot size 2052m2

  • Option to convert the three riurau along with the building, to create a 300m2 spacious family home

  • Potential to build a 40m2 pool

  • Outdoor space to park, grow fruit and veggies, cook and entertain

  • Seaview (not critical, but a nice bonus)

The property lent itself to creating a charming character home - maintaining many of the existing features. Alongside all new technology and gadgets that make life fun and easy

The caveat was the timeframe - nine months from starting the search to moving in

That makes finding the right tradespeople and the best prices more challenging, as needing things now starts to trump needing things to be perfect

As a result of the tight deadline, the house. went over budget, when a mistake made by the original builder, wasn't rectified by him as he was working on other projects. And a new builder had to be found - and paid - to pick up the work

 

Additional expense can be stressful, so it's worth considering where you sit on the time versus investment spectrum before you embark on a project

Luckily,, the story ends well - the house is now stunningly beautiful, and - even though it went over budget - is worth significantly more than it cost
